Roof inspections basically serve two purposes, peace of mind and prevention.
What condition is the roof in? have visiting trades created any roof issues? Are the gutters and sumps free and clear? Any signs of rust and so on. An inspection answers those and many more questions, so you are aware of any issues.
Prevention is better than cure is extremely accurate when it comes to roof inspections. Benchmark has been on hundreds of roofs to repair a wide variety of issues. Most of those issues could have been prevented if an inspection was done earlier. There are many examples but most common are, leaf debris build up in gutters and sumps (causing rust), air con overflows directly onto roof (rust), not removing a replaced item from the roof (rust) and not walking on screw line (centre sheet is damaged and dented).

- Gutters and sumps are free and clear
- Air conditioner overflows are correctly plumbed
- Any signs of cross metal contamination
- Any rusted screws
- Any blockages in downpipes
- Damage to roof sheets
- Rusted roof screws
- Damage to flashings
- Condition of penetrations
- Ensure Air Conditioner piping is wrapped and sealed
- Check condition of skylights
- Inspect capping’s and parapet
- Inspect any dry pans
- Condition of silicon and openings
- Is roof safety adequate and stamped as certified/inspected?
- General condition of roof
